  • Do you do commercial renovations?

We do not do any type of commercial renovation projects. We only specialize in residential renovations, mainly bathroom renovations, basement finishing, and renos and kitchen renovations.

  • Do I need permits for a home renovation & do I have to get them myself?

For most of the renovation projects we are involved with, permits might be required. Some bathroom renovations that do not include significant relocation and changes may not require a permit. Nevertheless, as a homeowner, it is your responsibility to obtain a permit. The application process is very easy and we will assist you if needed.

  • How long does a home renovation typically take?

A kitchen renovation with all the site prep work such as demolition, wall and floor prep, and electrical and plumbing work, typically takes about 4-5 weeks. A typical 800 sq.ft basement renovation takes on average 8 -12 weeks, and a typical bathroom renovation requires 1-2 weeks depending on the scope of work.

  • How much will my home renovation cost me?

Depending on the type of home renovation project you choose, the cost will vary. We offer 3 types of renovations: kitchen, basement, and bathroom. For our kitchen and basement renovations, quotes are custom based and we would need to assess your project individually to finalize a unique price. • Is there a risk of damage to our floors during the kitchen renovation process?

The truth is, anytime you are doing a home renovation, there is a risk to adjacent areas. It is impossible to know how the flooring was installed and with that, it’s always a possibility that something, flooring, walls, ceiling, plumbing, etc, may crack and come apart.

An honest contractor will always be upfront with their customer about this and likewise, customers need to be aware that home renovation is an invasive project. However, it’s not often that something breaks happen. When we do a kitchen renovation, we usually replace flooring at the same time, so this risk is not even a possibility at any point.

  • What hidden costs come with the kitchen renovation process?

Just like with any residential renovation project, kitchen renovations can have some hidden or unexpected costs. We can all agree no contractor can see thru walls, and no customer wants to demolish their home before receiving a quote, so there comes a bit of a guessing game as there might be surprises hidden within the walls of your home, such as extra plumbing or electrical that was not accounted for, relocations of HVAC and possible repairs to the plumbing structure within the walls. These things however do not happen often and usually do not equal large cost overruns.

  • Can I buy the materials that we need for the kitchen renovation project?

Some of our customers do choose to purchase their cabinets on their own, for instance when we install Ikea kitchens. There is nothing wrong with getting a head start, just make sure your contractor has agreed to what you are ordering and buying, and that they will be able to install it. Communication is key in this stage and throughout the project.

  • Do I need to design ideas before I start the kitchen renovation process?

Yes, generally speaking, it’s a good idea to design what you want and have the cabinets ready before you start the renovation project. However, in some cases when the walls are being moved, general prep work needs to take place before measurement and the design stage can take place.

  • What is the typical process for a complete kitchen renovation?

We have explained the process of kitchen renovations in detail on our kitchen renovation page found here:

    https://miracledreamhomes.com/our-services/custom-kitchen-renovations-ottawa/

If you have any questions that are not answered on that page, or you need any other clarification or additional information, feel free to reach out to us.

  • Is it worth it to reface cabinets during my kitchen renovation?

Refacing the cabinets can be a great way to spruce up your kitchen. It is also a very inexpensive way to renovate your kitchen. Many homeowners choose to do that sort of work on their own, and there are many refacing companies in the Ottawa area. We however do not offer that type of service.

  • How much does it cost for a kitchen renovation?

In 2022, the average kitchen renovation including cabinetry is starting from $30,000 and up.

  • Will kitchen renovations add value to my home?

Absolutely! A kitchen renovation is one of the best investments you can do in your home. The majority of the time, for every $1 spent on kitchen renovations, your home value increases in the same amount.

  • How long does a kitchen renovation take?

A typical kitchen renovation that includes the removal of old cabinets, preparing walls, installing new flooring, painting, electrical work, minor plumbing relocations, and installation of new cabinets, would take from 4-5 weeks to complete. This timeframe is just an average estimate however, because it all depends on the size and complexity of the project.

  • Old School Values, New-Age Renovations!

When you look around for a home improvement company, you think about many factors besides your budget and your design goals. After all, who would you want to invite into your home to renovate your bathroom? A grumpy underpaid worker, or someone who is looking forward to going to work each day, mastering their craft in a fulfilling career?

Our work environment is fun, fulfilling and it’s healthy. Respect from a contractor to a client and from a client to a contractor is paramount to us.

We are very old school, but only in our values and commitment to relationships. We strongly believe that leaders are not just titles and roles; the role of a leader is to lead. If you talk to any of our crew members, they will tell you that often an owner of the company will help take out the garbage, sweep the floor, or deliver materials. Our workers are paid the same as the owners of the company. We are proud to be a company where everyone who works hard earns a good living. It is a tremendous joy to see your workers buy a house, become a father, be free to take their daughter to school, and enjoy a work-life balance. We have been very privileged to witness this several times and that assures us that we are on the right track.

None of this would have happened if not for the hard work of everyone in this team and the trust of our customers, and for that, we are grateful to no end.

In all our dealings with you, our customers, above all, we want to be fair and honest. That sometimes means that we say what not everyone wants to hear, but we always want to be open and transparent. We know from our experience that this is the only way for people to be on the same page and to have trust.

We have also been privileged to serve local Ottawa Lowe’s and Rona stores as their main bathroom and kitchen installers for a decade and counting. It has been a very healthy relationship and partnership. We have met many wonderful people through these years and continue to do so to this moment.

Here are some of our team members and some words briefly describing their lives and characters.

  • What else do you do besides basement renovations, bathroom renovations, and kitchen renovations?

Short answer: everything inside the house! But to be more specific, we focus on tiling, that being floor tile, wall tile, tiled kitchen backsplash, feature tile walls. We consider feature stone walls as part of the tile work.

  • Can you install a carpet?

Yes, we can, but it is not a service we provide. Some specific jobs like carpet or hardwood installation are most cost-effective when you hire a specialist that only does carpet or hardwood flooring. The project cost will be better as well as turnaround time.

  • Do you install hardwood floors?

Yes, but again, we do not offer this service for the same reason stated above.

  • Can you install trim in my house?

Yes, however, it is the same situation as with carpet and hardwood installations. We prefer to focus on the bigger job this is where we are most effective and can provide a really good value for our services.

  • What do you charge per sq. foot to install the tile?

We do not charge per sq. foot, although some other companies do that. We review each project and provide an estimate per project. This allows us to focus on quality and not on the cost. We are never trying to “just get the job” by looking at “how low can we price it”. Our goal is to complete the project professionally, provide our clients with good experience and pay our crews well enough so that they can live a good life. You can’t do all that by charging per square footage, so we don’t do it.

Here is an example of the cost for a flooring project, to give you an idea of how we work.

A flooring tile job at the entrance, hallway, powder room, kitchen and breakfast area of roughly 400sq.ft that includes removal of old tile, prep subfloor, removal of vanity toilet, toe kick of kitchen (kitchen cabinets stay in place) quarter rounds. Installation of Schluter Ditra, installation of 12×24 tile in the straight or staggered pattern will cost you roughly $8,500 with all rough materials and you will need to purchase your finish materials such as tile and grout.

Here is an example of the cost of a kitchen backsplash.

The basic installation of “standard’ tile in a “standard” pattern (straight or staggered) will start at $1400; that includes us supplying the thin-set mortar for the tile setting. You will need to purchase your tile and grout.

If we are removing old backsplash, installing new drywall and then installing the new backsplash, your cost will almost double, but usually would be around $2,000 to $2,200.

Here is an example of the cost of a stone wall.

A dry-stack stone around the fireplace or what we call a feature wall, 8 foot high and 5 foot wide. The cost of labour and rough materials start from $2,900.

We hope we were able to answer your questions on this page. If you have more questions, you can reach out using the form below. We will be happy to chat with you on the phone and provide you with information that is specific to your renovation project and offer relevant interior handyman services in Ottawa.

  • How do I get an accurate estimate for my project?

Start by getting in touch with us using our contact us form. Select the basement project from the drop-down menu. Add a few pictures.

We will call you with questions and set up a virtual tour of your basement. After we have virtually seen your basement, we will give you a preliminary estimate. If what you see is to your liking, we will set up a site visit, to take measurements and go over all the details.

There is a $200 design fee that we charge for site visits for basement renovations. However, this fee is credited to your contract, so it’s technically a part of the job.

Once we have visited with you, we create a project plan and present you with a final accurate estimate/contract. It usually takes about a week to turn around a final estimate.

  • How long does it take to finish the basement?

    • A basic basement without a bathroom can take 5-7 weeks to complete.
    • A basement with a bathroom can take 7-9 weeks to complete.
    • High-end projects can take from 2-6 months depending on what is being done, availability of materials, etc.
  • How long will a bathroom renovation project take?

It’s difficult to provide accurate timelines, but here are some estimates to give you an idea:

2-piece powder room with tile will take under one week.

3-piece bathroom with tile is likely to be completed in under two weeks.

4-piece bathroom with tile shower and tub is usually done in under three weeks.

These are general guidelines—please discuss your project with us for specifics that will apply to you.

We hope we were able to answer your questions on this page. If we have missed something, don’t hesitate to reach out to us with your questions using the form below. We will be glad to spend 10-15 minutes on the phone and provide you with information that is specific to your bathroom renovation project in Ottawa.

  • Where are you located, and do you work in my area?

Our home-based offices are in Stittsville, Kanata, and Barrhaven and Ottawa. We prefer not to rent or own physical office space as this will add to the cost of running a business and in turn drive the overall cost of bathroom renovations higher for our clients. Our contractors live across Ottawa, some in Stittsville, Nepean, Barrhaven, Kanata, and on the east end of Ottawa in Orleans.

We service the entire Ottawa region. We have done bathroom, basement and kitchen renovation jobs in Carleton Place and Ashton, Arnprior, Stittsville, Kanata, Ottawa itself, and on the east end in Orleans, Rockland, and Cumberland.

  • What is the payment schedule?

For most of the bathroom projects, we require a $500 deposit on signing the contract and 33/33/33 through installments on the remainder.

For kitchen renovations, we require a $500 design deposit which becomes part of your contract if a design is required. Your cost of cabinets is paid upfront prior to ordering the cabinets. Your labour costs are split into 33/33/33.

For basement renovations, we require a $500 deposit on signing the contract and 33/33/33 through installments on the remainder.

  • How soon can you start?

Most often, this depends on you. If all the materials you have selected are in stock and ready to go, we usually need 4-8 weeks before we can start. We do have a short notice waiting list too. Sometimes when a product is delayed and we have an opening, we can begin another project while we wait. Many of our customers have taken advantage of that and renovated their bathroom much sooner than expected.

  • Can I finance my project?

Yes, we are affiliated with FinaceIt and we can provide the convenient option of low monthly or bi-weekly payments that are fully open and can be repaid at any time. Most of the customers who choose to finance their bathroom renovation project will either opt for low bi-weekly payments with long loan amortization but will not carry the loan to its full maturity. Instead, they use the loan as a bridge and when their mortgage is ready for renewal, they repay the loan converting it to a low-interest rate. Another option is payment deferrals for 3 to 9 months with zero interest. We post all new updates and promotions on our social media platforms, so feel free to follow us there for updates.
  • Can I do my demolition?

Well, sure, maybe, but why? It is very common for customers to think that a DIY demolition will reduce the cost significantly. It does not. Depending on the size and type of bathroom being renovated, a demolition can cost us between $200 to $500. It’s not an area where you can make significant savings through a DIY effort. You can certainly get your hands dirty if that’s what you’d like. However, if you are thinking about saving money, just tell us. We will try to work in some sort of a discount into your overall bathroom renovation project costs but still provide you with a full warranty and follow our standard process.
  • The MDH Team of Home Renovation and Remodeling Specialists in Ottawa

When we started this small renovation business many years ago, we did it for all the same reasons others become entrepreneurs – to make a living, just like most contracting companies do. In time, it grew to be much bigger than that; it became about people, about building relationships and providing families and individuals in the Ottawa region with something of value. It became a desire to give just a little more than what we receive. I guess we found some sort of higher satisfaction knowing that we did something right. As a psychologist would say “on a Maslow’s pyramid of needs, we found our Self-Actualization.”

One knows the work one does is no longer work is when one seeks the satisfaction of it more than financial reward. When a cold phone call turns into a warm welcome to their home. When a stranger yesterday is a phone contact today and a phone call with them starts not about what we can do for them, but about their family; then you know it’s more than a job. You know they are more than a customer.

Besides pride in working with great customers, we take our business very seriously. We are very careful when hiring new personnel and rarely need to do so as most of our people have been with us for a long time. We feel it is a huge responsibility to hire a worker and provide for his/her livelihood. So, the wellbeing of our staff is of extreme importance to us. With that in mind, we try to create an atmosphere where our staff will enjoy going to work each day.

  • What is the cost of a basement renovation?

Basement renovation costs is one of those questions that needs to be answered on a case-by-case basis. But we do want to give you some guidance as to what you can expect from typical types of basement renovations.

    Example 1

Existing basement: Roughly 800 sq. ft basement in a relatively new building with cement floors, studded exterior walls with builder installed insulation, 8 ft ceilings with moderate amounts of duct-work, electrical panel with available breaker space and “roughed in” plumbing in general location for the bathroom, basement window of the appropriate size for bedroom. Project Scope: One bedroom, 3-piece bathroom (vanity, toilet, and shower), closed off mechanical room, all electrical by code plus pot lights, all plumbing by code, framing for all rooms, bulkheads and ceilings. Drywall on walls and ceilings, partition doors, window, door and base trim, paint, vinyl flooring. All accessories. Cost Estimate: With labour and all rough materials, you are looking to spend upwards of $35,000. For the choice of your finish materials, you will spend roughly another $4,000 to $6,000. So, in total, a project like this can cost you roughly $41,000. You are roughly spending $51.25 per sq. ft to have 800 sq. ft of finished living space. In contrast, if you take the cost of construction of a new home, for the year 2020, the prices have started at $250 per sq. foot. That does not include the acquisition of the land.

    Example 2

Project Scope: Around 2010, we completed a huge basement project. It was over 3,000 sq. ft. of living space. It included a 3-piece bathroom, two bedrooms with one having a window enlargement and exterior interlocking to dress it up, gym room, office, kitchen, living room with a huge amount of custom built-in cabinets, and a gas fireplace covered in decorative stone. In addition, there was a laundry room with custom built-in cabinetry, floors were finished with tiles, laminate, and custom hardwood stairs to the basement. All in all, it was a massive project that took us close to 6 months to complete from start to finish. Every possible trade was involved—electrician, plumbers, framing and drywall, as well as finishing carpentry. Cost: The total project including all finished materials cost around $250,000. It was a second house. The project cost was in the range of $85 per sq. foot.

How to Estimate Your Basement Finishing Project Costs and Timelines

As you can see from the examples above, prices may vary depending on what you are looking to do with your basement, and what type of finish materials you are looking for. We generally do not price these types of projects on a per sq. foot basis, as each project is so different. Two basements with the same scope of work may have completely different prices. To help you plan your basement finishing project, here’s an idea of what you can expect:
    • A basic basement without a bathroom can start from roughly $35 per sq. foot.
    • A basement with a bathroom and standard finishing’s can start from roughly $52 per sq. ft.
    • A high-end basement will start at about $80 per sq. ft. and can go much higher.
  • Do you provide a warranty?

Yes, we are proud of the work we do and stand behind our quality with a 3-year warranty on labour.

  • Can I use my own plumber/electrician?

The short answer is no. We have a licensed, certified, and skilled plumber and an electrician who not only provide us with amazing pricing but are also a joy to work with. Their work is impeccable! The reason we prefer to work with our own crew is not to be difficult or restrictive, but rather, to ensure that we can stand behind our work with a warranty. We provide you with a 3-year warranty on our labor. For us to do that, we need to take control and ownership of the job site by entrusting our crew members who share our commitment to quality and customer satisfaction. Our goal is to deliver an exceptional bathroom renovation project experience from concept to completion, and for that, we need to be the “chef in the kitchen”.

Kitchens are complex renovation projects and often require a significant investment. Needless to say, a successful custom kitchen renovation adds tremendous value to your Ottawa home. Based on our experience installing kitchens in Ottawa, your preparation work, which would include walls, flooring, electrical, and some plumbing for an average size kitchen start from about $10,000. Your kitchen cabinets for an average size kitchen usually would start from about the same amount of $10,000. There are exceptions to this. We have installed many kitchens in basement apartments that cost less. The best thing is to reach out to us to discuss your project in detail. Below you will see some before and after pictures of kitchen renovations. We have also provided short descriptions of what was done and rough costs of the projects.

To ensure the ease of the process for you and us, we remove the stress of all the supporting materials selection and simply leave it up to you to choose your finish materials. Even with that, help is available if you need to choose the right style of the cabinets or the functionality that will meet your needs. We can help you design your kitchen cabinets, or you can use one of many kitchen companies that will design and sell the kitchen cabinets to you. Perhaps you have already designed and purchased the cabinets and installation of them, such as the Ikea kitchen cabinet, and simply need to prepare the space for your new kitchen. We offer complete and partial kitchen renovation services, where you can have us handle the entire project, or we can do a partial preparation for your kitchen and a kitchen manufacturer will come in to install kitchen cabinets.

At Miracle Dream Homes (MDH), we have been renovating, remodeling, and redesigning bathrooms and kitchens, and finishing basements in the Ottawa area since 2004. Our experience ranges from updating older homes to restyling newer ones, renovating for aging-in-place requirements, expanding smaller spaces for greater convenience and comfort, personalizing home designs and layouts, and much more. Our customers across the Ottawa area count on our skilled crews and the experience of our team to complete their home renovation projects on time and on budget.

It takes about 10,000 hours of practice to master a skill. Tradespersons such as plumbers and electricians, when going through an apprenticeship program, take at least 5 years or 8,280 hours before they are fully ready to start working on their own. DIY enthusiasts often feel excited about projects such as bathroom renovations, kitchen remodels and basement renovations. Of course, it is exciting to think of a home makeover! However, it’s important to know that whether you renovate your bathroom, basement or kitchen, getting professional help will not only save you time but potentially thousands of dollars.
